Million pound mortgages

Are you a big hitter when it comes to BTL properties with an income to match? Are you looking for a new, large mortgage, either BTL or residential? Are you concerned that BTL income cannot be used for a residential mortgage?
And if you are looking for a larger than normal mortgage, what should you be looking for, from a lender and your broker?
The good news is that whilst some lenders don't allow income derived from BTL rental income, other lenders do. No doubt, you'll have your Tax Calculations for the past 3 years that will show your profit after all deductions and this will be the starting point for income assessment.
Most lenders have dedicated units for large loans, and they aim to get you to offer stage in double quick time. Many people may have multiple income streams, so along with BTL income, there may well be income from other investments or pensions as well as earned income, that need specialist consideration. You will still need to meet the lender requirements though, so a broker will be indespensible.
Speaking of brokers, independent brokers can provide a choice from the High Street and further afield. Some of the major players, High Street names linked to major Estate Agents, only have access to a relatively small panel of lenders - some as few as 11 lenders! They can still call themselves independent, but they are not really offering a wide choice.
The most important feature that you'll need, I think, is a bespoke, personalised service. You should be a name, not a number.
