Why some free things aren’t always best!

There's no doubt that to many, a free valuation and legal package for a remortgage is an attractive feature. Why wouldn't you - everyone likes free things!
However, broker's hearts sink when a client opts for this. We know that there are going to be service issues that can reflect on us through no fault of our own. Lenders panel out the legal instructions to single firms who have no incentive to getting the case done quickly and efficiently. The case tends to drag on and on, and there's very little that the broker firm can do about it; the phone handlers at the solicitors are fielding calls all day long, asking when will completion take place. Brokers, mortgage administrators and clients alike boil over with frustration at the lack of action and the inability to speak to anyone that might be able to influence any sort of outcome. Being on hold for 40 minutes or more is not unusual.
So what can you do? Ask your broker at the outset for lenders who offer a cashback option instead. They'll probably still offer a free valuation, which is great, but they'll also offer a cashback of something like £250 or even £500 on completion. Most brokers have a trusted panel of solicitors who can provide a good service at a reasonable cost. We have solicitors who can offer a fixed price BTL remortgage for £375, which includes leasehold properties. This is an absolute bargain for London properties. Remortgages for residential property are even cheaper. You might even make on the deal.
