What makes the Arts & Entertainment industry so complex when it comes to mortgages?
The income.
Its variable, its from multiple sources, it has breaks between contracts, and often, its not provable at the time of an application.
This world has a high number of self employed freelancers. All of which get a contract to carry out this work and are often paid well for it, but its not guaranteed to be renewed every year for the next 35 odd years!
Lenders like to see consistent and long term income. They like to know that you will always be able to pay this mortgage.
I know you can, you know you can but the lenders need to PROVE you can to be able to lend.
How do you prove anything that is going to potentially happen in the future?
You cant, so you have to prove a track history and predict that, as long as you carry on doing this as you are, you will be able to keep going until 65-70 years old.
Most lenders really struggle.
